Notice is hereby given that the Planning Commission of Pleasant View City will hold a regularly scheduled meeting in the Council Chambers at the Pleasant View City Offices, 520 West Elberta Drive, on Thursday, January 9, 2014 at 6:00 PM.

PUBLIC HEARING:
1. Public Hearing, Discussion, and Possible Action on PSP 13-029 a request by John Hansen for preliminary subdivision approval of Country Fields Phase 6, a 15 lot subdivision of 7.47 acres located at approximately 1100 W 3100 North (TINs:19-016-0142 & 19-016-0129). The property lies in the RE-15 Zone.
2. Public Hearing, Discussion and Possible Action on ZTA 13-033 a text amendment to remove Chapter 18.68 Master Planned Community (MPC) from the City Municipal Code.
3. Public Hearing, Discussion, and Possible Action on ZTA 13-028 a text amendment to the Municipal Code for the inclusion of an Adequate Public Facilities Ordinance.
SCHEDULED ITEMS:
4. Discussion and Possible Action on RZN 13-034, an amendment to the concept plan for The Cove, located in the vicinity east of Hillsborough between 2700 North and 2550 North, which property lies in the RM (Residential Multi-Family) zoning district. The revision consists of 82 townhome units in lieu of the original proposal of 132 apartment units, for a total project count of 137 units, with a reduction of overall density from 17.16 DU/AC to 12.57 DU/AC.
5. Discussion and Possible Action on RZN 13-035, for the initiation of reversion to original zoning designation, pursuant to 18.62.080 of the Zoning Ordinance, for the property located at the southeast corner of 1000 W and 2700 North (TIN: 17-066-0094) from the A-2 zoning district to the C-2 zoning district.

Discussion and Possible Action on RZN 13-036, for the initiation of reversion to original zoning designation, pursuant to 18.62.080 of the Zoning Ordinance, for the property located in the vicinity of the northwest corner of 600 West and 2550 North (TIN: 17-063-0029) from the MUE (Mixed-Use East) zoning district to the RE-20 (Residential, Single-Family) zoning district.
7. Discussion and possible action on the adoption of revisions to the Pleasant View City Planning Commission Policies and Procedures.
